What Is Seal Coating?

Seal coating is a process of preventative maintenance that adds an extra layer of protection to your asphalt. This extra layer of protection can prolong the life of your parking lot or driveway by protecting it from oxidation and natural elements, including inclement weather. Seal coating can also help protect from fuel or motor oil spills that would harm your asphalt over time.

Seal coating can extend the life of your asphalt.
You cannot prevent cannot oxidation, but you can prolong deterioration caused by oxidation with seal coating.

How Often Do You Need To Seal Coat Your Asphalt?

Like with anything, the amount of time between seal coating depends on many factors. What type of weather do your live in? Is your driveway exposed to inclement weather often? Do you receive heavy or light traffic?

Sealing your commercial property or home every three years is an excellent way to ensure adequate pavement protection and produce aesthetically pleasing curb appeal.


Inspect the area. Look for any stains, cracks, or holes that need to be addressed. Clean any stains with soapy water or a degreaser and use a good asphalt crack filler to fix any holes or cracks. Apply as many layers as needed to repair the area.
Typically 2-3 years, depending on the amount of traffic on your surface, weather, and exposure to oil or gas.
It depends on the humidity and temperature, but typically the surface is ready for vehicular traffic within 24-48 hours.
Ideally, you will want to get seal coating done between May and October, as this is when the weather is best. Asphalt sealer is able to cure and dry at a faster rate when the humidity is low and the temperatures are high. You also don’t want temperatures below 50 degrees, even at night- this is why Summer is a perfect time.
