Chip Seal

If you’re getting tired of your outdated gravel driveway or are becoming concerned about the cracks or potholes in your pavement Saguaro Asphalt offers an alternative to traditional asphalt paving known as “Chip Seal,” also known as “Tar & Chip Paving.”

Chip Seal Paving is an excellent option for resurfacing asphalt, extending its life, and producing a safe driving surface. Chip sealing is often less costly than other repaving or pavement repair methods, resulting in a new surface ready for new parking lines and other markings for a fraction of the cost.

Chip Seal VS. Asphalt

Asphalt and chip seal are both made with the same “ingredients,” however, the installation process is much different.

Fresh asphalt begins as a mixture of hot, liquid asphalt and aggregates. Aggregates are raw materials such as gravel, crushed stone, or other recycled materials. The liquid asphalt and aggregates are mixed together and spread onto an aggregate base or compacted and pressed where it needs to be laid.

Chip Seal is not mixed and is not spread over an aggregate. Chip seal starts with a thin layer of liquid asphalt that is sprayed onto preexisting pavement. Aggregates are then applied over the top of the liquid asphalt and pressed. Once dry, any loose chips can easily be swept away.

Benefits Of Chip Sealing

  • More cost-effective than fresh asphalt or asphalt overlay.
  • Chip Sealant can seep into small cracks and potholes to create a smooth, safe driving surface while protecting the asphalt from absorbing water.
  • Chip sealant can help protect your asphalt from the elements, including inclement weather. This can extend the life of your asphalt.
  • It can provide a clean surface for markings such as new parking lines.
  • You can change the look of your property with chip sealing. Using colored aggregate or several other options, you can completely upgrade your property with a simple addition.

How Long Does Chip Sealing Last?

Depending on weather and daily traffic, chip seal generally lasts anywhere between 7-10 years before it needs to be redone. Although chip sealing doesn’t last as long as asphalt, it’s simple to replace with a fresh layer of aggregate and sealant.

What Is The Best Way To Keep Chip Sealant Looking Good Year-Round?

How well you care for your new chip sealant after installation and throughout the years will have a lot to do with its duration. Here are a few tips on maintaining chip sealant and keeping your pavement in good condition.
  • Make sure not to drive on the chip sealant until it is completely set. Once it is ready to drive on, we recommend avoiding quick braking or sudden acceleration.
  • If you notice any cracks or potholes in the pavement, we recommend getting it repaired as efficiently as possible. Small cracks eventually become big cracks, and the longer you wait, the more expensive and time-consuming the repair will be.
  • Power wash at least once a year or anytime you notice stains appearing. Whether you are chip sealing a parking lot or driveway, we recommend power washing as a part of regular maintenance. Petroleum-based products, such as oil, will break down the binders and decrease the longevity of your surface.
